JLL announced that Endeavor Development has closed on a 7.77-acre lot in Eagan, Minnesota, for the development of a new 112,500-square-foot industrial property.
Located just southeast of the Twin Cities, the Class-A warehouse, Yankee Doodle Business Center, is set to break ground in April of this year with a planned delivery date in the fall of 2021. JLL managing director Chris Hickok and senior associate Connor Ott are leading leasing efforts.
Yankee Doodle Business Center is an opportunity for either a mature industrial tenant or multiple tenants to establish a presence in the Southeast suburbs of the Twin Cities. Eagan’s current industrial vacancy rate is just 4 percent, confirming the need for more warehouse space in the area.
“There’s truly nothing else like Yankee Doodle Business Center available on the market,” said Josh Budish, principal of Endeavor. “Considering the tightness of this market and overall demand for industrial space across the state, we are eager to get this project started.”
Endeavor is opting to include modern features in the development that today’s industrial users have come to expect such as 28-foot clear heights, 11 dock doors, two drive-ins both expandable, ESFR sprinklers and 2,000-amps, three-phase power to ensure safety, maximum efficiency and cost savings for tenants.
Located at the corner of Yankee Doodle and Dodd Road with close proximity to Interstate-494, I-35E and Highway 55, users will have excellent accessibility, as well as visibility to nearly 40,000 vehicles per day.
