Endeavor Real Estate Group, in partnership with Canyon Partners Real Estate, secured financing for Lucille, a new luxury multifamily tower in Uptown Dallas located at 2700 McKinney Avenue. Lender Helaba is providing construction financing.
Endeavor anticipates construction will commence later this summer, with the community expected to open its doors to tenants in the fourth quarter of 2028.
Situated on a 1.14-acre site at the northeast corner of McKinney Ave. and Boll St., Lucille is a 265-unit community that will rise 22 stories above grade, atop four levels of below-grade parking. The property will feature more than 320,000 rentable square feet, including approximately 10,000 square feet of ground-floor retail — and will provide best-in-class residential amenities including a rooftop pool deck.
With a Walk Score of 97, the location is considered to be a “walker’s paradise,” thanks to an array of shopping, dining, employment opportunities, and everyday activities within immediate proximity. Nearby demand drivers include major corporate employers within Uptown, a Whole Foods grocery store, Klyde Warren Park, the Katy Trail, and one of Dallas’ most vibrant restaurant districts. Lucille is also located in a part of town increasingly known as “Y’all Street,” reflecting Dallas’ emergence as a fast-growing financial hub.
Endeavor, an active Texas-based real estate investor and developer with a growing presence around the state and country, has been working since 2018 to bring this project to fruition. It spent years working alongside city staff members, neighbors, and various stakeholders to rezone and design a residential concept that both honors its location adjacent to the historic State Thomas neighborhood as well as its prominent visibility on McKinney Avenue.
“There’s tremendous job growth in the immediate vicinity of this site, and we’ve designed Lucille to appeal to the types of working professionals that will live in this area. Our rooftop amenity deck and protected views will add to an already compelling lifestyle,” said Will Marsh, principal with Endeavor. “This location is truly becoming the new center of gravity and vibrancy for urban Dallas living.”
Marsh also notes the anticipated delivery in late 2028 means Lucille will be one of the only new high-rise offerings coming online around that time.
Community amenities include a rooftop lounge with an infinity-edge pool, cabanas, a private dining room, outdoor dining areas, grilling stations, and an observation deck. The building will also have 24/7 concierge services, parcel storage lockers, dry cleaning lockers, coworking space, business center, private conference rooms, a fitness center with an infrared sauna, and an indoor dog grooming spa.
Unit features include elevated ceilings, full and partial-height glass windows, wood shelving, undercounter beverage centers, stainless French door appliances, upgraded quartz countertops, urban mudrooms, tech stations, smart thermostats, and private balconies.
Elsewhere in the DFW area, Endeavor is in the process of building Morado on Berry, a premier student living community featuring 780 beds with 25,000 square feet of retail, on the southern edge of the Texas Christian University Campus in partnership with the university. Endeavor also is under construction on Citizen House Corinth, a 352-unit, Class A multifamily project located adjacent to Lake Lewisville. It also recently acquired Preston Sherry Plaza, a 165,400-square-foot mixed-use development at 8201 Preston Road.
