Austin, Texas-based Endeavor Real Estate Group, in a joint venture with Dallas-based Granite Properties, will begin construction in early August on Gulch Union, the three-phase mixed-use development in the booming urban core neighborhood of Nashville known as The Gulch.
The first phase is 1222 Demonbreun, a 20-story, 329,000-square-foot Class-AA office building, including 6,000 square feet of retail.
Located between 12th and 13th Avenues and McGavock and Demonbreun Streets, Gulch Union will be the gateway into The Gulch, uniting South Gulch with Broadway and Music Row. Future phases will include retail, luxury residential and a boutique hotel.
Gulch Union’s office building will feature amenities that include a fitness center with lockers and showers, a 48-seat training room, an indoor/outdoor sky lounge with downtown views, a catering kitchen, destination dispatch elevators, a micro-market serving fresh snacks and meals, on-site property management and 24/7 security.
The building was designed by architect HKS, Inc. out of Dallas. Turner Construction Company will act as building general contractor. The office building is being financed by International Bank of Commerce, and will be built without a pre-leasing requirement.
The project’s targeted completion is May of 2020, with tenant improvements starting as early as February 2020.
