Entre Commercial Realty LLC announced the acquisition of 225 Corporate Woods, a 47,650-square-foot facility in Vernon Hills, IL, by Europa International.
Entre’s Brian Bocci represented the Europa in the transaction, while the seller, was represented by Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham of CBRE.
Europa International is a 37-year-old eyewear and sunwear manufacturer/distributor relocating and expanding from its current nearby Lake County location in Buffalo Grove and another manufacturing facility in California it is moving to the Vernon Hills site as well. The firm is adding nearly 32,000 more square feet with this acquisition to plan for anticipated growth. The building, which is on 4.08 acres, features 12,000 square feet of office space, 21-foot-clear ceiling heights, four interior docs, one drive-in door and parking for 68 cars.
“Lake County is attractive to owner-occupiers and corporate headquarters even in the industrial space,” said Bocci. “With just over 6 percent vacancy in the industrial and flex space in that market, it was challenging to find the right space for Europa to purchase considering that they expect to remain in this building for quite some time. In the end our diligence paid off and the client is pleased to find just the right space as they near 40 years in business.”
