Entre Commercial Realty LLC has brokered an industrial lease for 34,106 square feet of a 65,631-square-foot building at 2064 S. Mannheim Road in Des Plaines. The property was leased by Process Gear, a 60-year old manufacturing company relocating from Schiller Park.
The property had been on the market for more than three years with another brokerage firm. Entre was hired at the end of 2012 and implemented a unique marketing campaign offering the property in a variety of different manners.
Despite the large number of available properties in the area, Entre identified gaps in the market and promoted the fact that this was virtually the only building in its size range offering heavy power, full air-conditioning, a large land site for outdoor storage and quasi-retail exposure on Mannheim Road. Process Gear selected the property because of the heavy power and significant manufacturing infrastructure in place.
Tom Boucher and Dan Benassi of Entre Commercial Realty represented the landlord and Ed Lowenbaum of Lowenbaum REP represented the tenant in the transaction.
