Essex Realty Group brokers $6 million sale of apartment building in Chicago’s Rogers Park neighborhood

Chicago-based multifamily brokerage firm Essex Realty Group, LLC closed the sale of 1235 W. Greenleaf Ave., a 37-unit vintage courtyard apartment building east of Sheridan Road in Chicago’s Rogers Park neighborhood, for $6 million.

Essex brokers Doug Imber, Kate Varde, and Rick Ofman represented the seller in the transaction, while Tim Kavanaugh represented the buyer.

Situated steps from Lake Michigan, the property consists of 25 one-bedroom/one-bath apartments and 12 two-bedroom/one-bath apartments featuring a mix of updated and vintage finishes. Renovated units include granite countertops, stainless steel appliances, and updated bathrooms, while vintage units feature laminate countertops and black-and-white appliances. All apartments feature hardwood flooring, are heated by a central boiler system, and have access to two on-site laundry rooms.
