Essex Realty Group, Inc. recently facilitated the sale of 6118 N. Claremont Ave., a seven-unit multi-family property located in Chicago’s West Ridge neighborhood.

Directors Rick Ofman and Matt Feo led Essex’ efforts, generating several tours and offers in just two weeks. The property sold to a local investor for $1,400,000, a sale price reflecting a 5.79% cap rate and 10.77 GRM.

The property is comprised of six two-bed/two-bath apartments, and one two-bed/one-bath garden unit. Renovated in 2011, the units feature stainless steel appliances, granite counters, hardwood floors, individual HVAC and in-unit laundry. The property also features four garage parking spaces and three additional surface spaces.

The property is located just a couple steps from multiple bus routes along Peterson and Western Avenues, and one mile from the future Edgewater Metra Station.

Ofman and Feo represented both the buyer and the seller.
