Essex Three-Twelve closes sale of six-unit apartment property in Chicago’s Bucktown neighborhood

Essex Three-Twelve brokered the sale of 2028–2030 N. Oakley Ave., a recently renovated six-unit multifamily property in Chicago’s Bucktown neighborhood.

The property sold for $2,665,000, with Essex Three-Twelve Managing Broker Niko Apostal representing the seller in the transaction.

Located on a corner in a residential pocket of Bucktown, the approximately 4,800-square-foot property underwent a major renovation completed in spring 2026. The improvements positioned the building as a low-maintenance multifamily investment in one of Chicago’s most established North Side rental markets.

The six-unit property features a diverse mix of one-, two- and three-bedroom apartments, allowing the building to appeal to a broad range of renters. Each residence was recently renovated with modern finishes, including hardwood flooring, stainless steel appliances, quartz countertops and tiled bathrooms. Units also feature individual HVAC systems and in-unit laundry.

In addition to the building’s recent renovation, the property includes four private garage parking spaces, a valuable amenity in the densely populated Bucktown neighborhood.

The property’s location provides convenient access to several of the neighborhood’s primary transportation and recreational amenities. Residents are within walking distance of the Western CTA Blue Line station, multiple bus routes and The 606, providing connectivity throughout Chicago and access to the surrounding Bucktown and Wicker Park neighborhoods.

The $2.665 million transaction reflects continued investor interest in well-located, recently improved multifamily assets where extensive near-term capital improvements are not required. For sellers of smaller apartment buildings, the transaction also demonstrates the importance of positioning recent renovations and operational advantages as part of a property’s overall investment story.
