New renderings have been released for Fifteen Fifty on the Park, a boutique condominium building from developers Golub & Company, CIM Group and Avoda Group. Designed by Solomon Cordwell Buenz, the redeveloped property in Chicago’s Gold Coast is scheduled for delivery in the fourth quarter of 2019.
The joint venture acquired the half-acre site, located at the southwest corner of Clark Street and North Avenue, in May 2017. A significant feature of the property are the views that are protected in all directions by the partnership’s ownership of adjacent air-rights and by neighboring low-rise historic buildings.
Residents and guests will enter Fifteen Fifty through the intricate façade of what was most recently the Village Theatre. Built in 1916 as part of the Germania Theater, the edifice features striking terra cotta detailing, including ornamental oak trees and acorns that reflect the neighborhood’s German influences. Restoration and reproduction of the façade is currently in progress at the direction of Chicago-based structural engineering firm Klein & Hoffman.

Fifteen Fifty draws inspiration from luxury single-family home design, with floor plans ranging from 2,300 to 4,500 square feet. Homes offer two to four bedrooms, open kitchens and entertaining spaces, 10- to 11-foot ceilings and secondary entrances that can serve as mudrooms or service entrances. Nearly all of the units feature a terrace or balcony, or both, with many offering protected views of Lincoln Park and Lake Michigan.
“The floor plans, designed for how today’s urban dwellers live, appeal to a wide range of buyers, from growing families to downsizing empty nesters, including those who own homes nearby and enjoy the many conveniences of this location,” said Michael Arnold, principal of Avoda Group.
The first-floor amenity suite includes a fitness center, a business center and lounge and clubroom designed by interior design firm Gary Lee Partners. The building will also have 24-hour front desk staff and indoor deeded parking. @properties is serving as the exclusive brokerage firm for the property’s 32 residences.
Fifteen Fifty sits across from both the Chicago History Museum and Latin School of Chicago. Other top-rated public and private schools are nearby, including Ogden Elementary, Lincoln Park High School, Walter Payton College Prep, Catherine Cook School and Francis W. Parker School, among others.
