The Opus Group announced the completion and leasing of the first building at Corporate Woods Industrial Park in Ankeny, Iowa. Power Distributors will be leasing nearly 70 percent of the 208,000-square-foot speculative industrial warehouse located on a 52-acre land site.
“The decision to locate this flagship facility in Ankeny was based upon many variables including an unpreceded next day shipping footprint via small parcel and outstanding support from the State of Iowa, city of Ankeny and the Des Moines Area Community College (DMACC),” said Rob Smith, vice president of distribution and logistics, Power Distributors, L.L.C. “In addition, Opus was instrumental in helping us design the facility with the required features necessary to create a high velocity distribution center.”
The facility will be used by Power Distributors as a velocity distribution center to house and distribute parts and products to customers across the Midwest. The company supplies more than 25,000 independent lawn and garden dealers; rental, industrial, hardware and retail accounts nationwide from nine state-of-the-art distribution centers; and multiple customer contact centers and administrative facilities strategically located throughout the United States.
Building construction began in May 2015 and was completed in February 2016. The facility boasts 32-foot clear heights, ESFR sprinkler systems and up to 50 dock doors and 114 parking spaces.
Corporate Woods is owned by a joint venture partnership between Opus Development Company, L.L.C. and Founders Properties, L.L.C. Opus Development Company, L.L.C. was the developer, Opus Design Build, L.L.C. was the design-builder and Opus AE Group, L.L.C. was the architect and engineer of record. Marcus Pitts and Justin Lossner with Jones Lang LaSalle marketed the property for lease and Bob Bettendorf with The Bettendorf Company represented Power Distributors in the leasing.
