FirstBank will be the anchor tenant at GBT Realty’s ONE22ONE, a Class-AA mixed-use tower in downtown Nashville, Tennessee.
The financial institution’s initial footprint includes 52,000 square feet on floors 13 and 14 with the rights to expand its footprint within the building to more than 100,000 square feet. FB Financial Corporation, FirstBank’s parent company, will also be headquartered at ONE22ONE.
Located at 1221 Broadway, GBT Realty’s 24-story tower is fully funded by major national organizations Mack Real Estate Credit Group and Koch Real Estate Investments, GBT Realty’s limited partner.
Delivering in 2022, ONE22ONE is the first office tower in Nashville designed from the ground-up for a post COVID-19 environment, with considerations made at every level to mitigate the spread of viruses of any kind. Cutting-edge, independent HVAC systems; thermal scanning for health screenings; and a near touchless experience including elevator dispatching, are a few of the expected features.
The office tower will sit on 0.77 acres and is set to feature 365,000 square feet of office GLA along with 15,000 square feet of retail and restaurant at the ground and second levels.

GBT Realty’s development team for ONE22ONE is spearheaded by GBT executives Jeff Pape and Fiona Haulter. Gresham Smith & Partners oversees architecture and design duties while Brasfield & Gorrie serves as general contractor overseeing construction. GBT’s leasing team of Alex Samuels and Alan Lloyd are actively marketing the retail and restaurant space.
