Franczek Radelet renews 36,000-square-foot lease at Harbor Group’s 300 S. Wacker

The Chicago law firm Franczek Radelet P.C. has signed a 10-year extension of its 36,113-square-foot lease at 300 S. Wacker Drive in the West Loop.

Jones Lang LaSalle’s Melissa Rubenstein and John Beason completed the transaction on behalf of the building’s owner, an affiliate of Norfolk, Va.-based Harbor Group International. Tony Karmin, Corby Marx and Michael Marrion of Transwestern represented Franczek Radelet.

The 512,350-square-foot, 35-story 300 S. Wacker building is currently 90 percent occupied.

Franczek Radelet was founded in 1994 and has grown four-fold in the 19 years since. The firm’s 50 attorneys represent management in both the private and public sectors across the U.S. on labor, employment and employee benefits matters. They also advise and represent higher education institutions and nearly 100 public school districts on labor and employment issues as well as general education law.

“We are looking forward to continuing the growth of our practice right where we started nearly 20 years ago,” said Ronald J. Hein Jr., Franczek Radelet’s managing partner. “Over the years, 300 S. Wacker has become our home thanks to the accommodations and services Harbor Group has always been able to provide.”

Harbor Group’s Jim Vallos called Franczek Radelet one of the building’s most valued tenants.

“For a tenant to stay in one building for nearly two decades truly speaks to the extremely close relationship that has formed between owner and tenant,” he said.

Besides offering views of the Chicago River on its west and south sides, 300 S. Wacker is directly across the street from Willis Tower. Building amenities include a restaurant with catering services, a copy/reproduction center, an ATM, executive parking and storage facilities.
