Franklin Partners launched its plans to renovate The Plaza in Clayton, an office building in Clayton, Missouri. Franklin Partners says that the transformation that is now underway recognizes today’s evolving office environment, placing priority on the tenant experience.
Franklin Partners, a Chicago area real estate firm, acquired the 340,529-square-foot Class-A, mixed-use development at 190 Carondelet Plaza in October of 2017.
About 20,000 square feet of the property will be rebuilt, creating a variety of flexible, inspired spaces, designed by Wright Heerema Architects that provide a human-centric experience for employees. The new amenities, branded as The Plaza Six, marry a traditional workplace with spaces where tenants can collaborate, socialize and meet either in person or virtually.
Mark Palmer and Artie Kerckhoff with CBRE’s St. Louis office are the exclusive leasing agents for the property.
The new amenities at The Plaza will include:
· Flexible spaces for working and socialization, private meeting rooms, two lounges, a game room, golf simulator and a fitness center operated by Arch Amenities Group
· A year-round roof top deck with a variety of seating options for small gatherings or larger events, complete with a staging area, outdoor fire fixtures and yard games
· Tenant experience app to streamline the above amenities, allowing tenants to book conference rooms and more.
Since the purchase of The Plaza in 2017, Franklin Partners acquired 12800 Corporate Hill Drive in Des Peres in 2018. After a substantial redevelopment that included a new multi-level parking deck, the property is now fully occupied by Centene Corporation.
In 2019, Franklin Partners acquired 12851 Manchester Road, also in Des Peres. Originally constructed for AT&T in 1996, Franklin Partners, with Wright Heerema Architects, applied its thematic approach, honoring the property’s original architecture and activating interior space with exclusive tenant amenities. An on-site fitness center, Wi-Fi lounge, conference room and grab-n-go fresh market were added.
In February 2021, St. Louis based general contractor McCarthy, announced it was relocating its headquarters to the property. McCarthy collaborated with Franklin Partners to complete extensive interior and exterior renovations for its corporate headquarters.
