Freehill and JLL announced the groundbreaking of Fairbanks Landing, a four-building, 1.64-million-square-foot Class-A industrial development in Northwest Houston.
The project will be delivered in two phases. Phase I will consist of Buildings 1 and 2, totalling 809,220 square feet, and is scheduled for completion in Q3 2027. Phase II will add Buildings 3 and 4, totalling 834,720 square feet, with delivery expected in Q4 2027.
Phase I is being developed by Freehill as a build-to-suit for Power Electronics. JLL’s Ryan Green and Jeff Venghaus represented Power Electronics in the transaction and JLL’s Joseph Berwick, Richard Quarles and Eliza Klein represented Freehill. Berwick, Quarles and Klein are also handling leasing for Phase II on behalf of Freehill.
Phase II will include Building 3, spanning 568,080 square feet, and Building 4, totalling 266,640 square feet. Both buildings will feature cross-dock configurations, 40-foot and 36-foot clear heights and ESFR sprinkler systems. The phase will also offer a combined 397 parking spaces, along with 124 trailer spaces at Building 3 and 42 trailer spaces at Building 4.
Located at 9220 Fairbanks North Houston Road, Fairbanks Landing is positioned near several of Northwest Houston’s major transportation corridors. Multiple points of ingress and egress provide convenient access to Beltway 8, U.S. Highway 290 and State Highway 249, supporting distribution throughout the Houston region and beyond.
