GBT Realty announced the completion of ONE22ONE, its 373,000-square-foot Class-AA office tower in Nashville’s The Gulch neighborhood.
ONE22ONE was spearheaded by GBT’s Jeff Pape, managing director; Fiona Haulter, senior vice president; and Olivia Dial, vice president; while Brasfield & Gorrie served as general contractor. Located at 1221 Broadway, GBT’s 24-story tower was funded by Mack Real Estate Credit Group along with Koch Real Estate Investments, GBT Realty’s limited partner.
Design and premium amenities include a first-to-market grand porte cochere and an exterior faceted design that captures light from all angles, animating the façade. Interior amenities include a spa-like fitness center with showers and lockers, tenant lounge with workspace and grab-and-go market, outdoor amenity deck overlooking downtown, wellness room and state-of-the-art conference facility.
As previously announced, Firstbank will lease 52,000 square feet on floors 13 and 14. This will include the headquarters of FB Financial Corporation, the parent company of FirstBank. An additional 120,000 square feet has been secured by additional, soon-to-be announced tenants. About 200,000 square feet of prime office space is still available.

The building will also be home to restaurant Chotto Matte, which leased 11,000 square feet of the first- and second-floor restaurant space. An additional 1,700 square feet of first-floor retail is still available.
