Gilbane Development broke ground on The Southern Gateway, the first phase of “Elevate WKU,” a transformative $350 million public-private partnership (P3) with Western Kentucky University in Bowling Green, Kentucky, to reimagine its on-campus housing. The multi-year initiative will deliver a modern, student-centered residential experience focused on exceptional outcomes for Hilltopper students.
“With shovels now in the ground, Elevate WKU is one step closer to revitalizing aging campus infrastructure and delivering a modern, community-focused campus experience for today and tomorrow’s Hilltoppers,” said James Patchett, President and CEO of Gilbane Development. “When the dormitory and dining facility opens in fall 2028, students will immediately benefit from a new living-learning environment designed to boost connection and drive academic success. This is a testament to WKU’s leadership and long-term vision, and Gilbane is proud to play a role in shaping how generations of Hilltoppers live and learn.”
Scheduled to open in fall 2028, The Southern Gateway will bring an approximately 1,000-bed residential community on the former site of Hugh Poland and Douglas Keen Halls, two of WKU’s oldest residence halls. Designed to optimize the student experience, it will offer a mix of private and semi-private suite-style rooms, providing multiple living options tailored to the needs of each student. Residential floors will feature lounges and shared spaces to encourage interaction and collaboration, while common areas on the ground floor will provide additional opportunities for students to gather, study and connect.
As the largest residential investment in WKU’s history, Elevate WKU will replace aging campus housing with new living-learning environments designed to meet student expectations, modernize infrastructure essential to the student experience, and ultimately enhance the Hilltopper experience for generations to come. Students will have access to a full range of amenities, including community kitchens, a 24-hour study area, new dining options and a multipurpose classroom that will support the expansion of WKU’s Living Learning Communities (LLCs).
“The residential experience continues to set universities apart, and Western Kentucky University’s investment to enhance its residential facilities underscores its sustained commitment to student success,” said Geoff Eisenacher, Vice President of Development, Gilbane Development. “Student expectations for campus housing are evolving, and Elevate WKU demonstrates how higher education institutions can reimagine campus residences by aligning with a private developer on shared goals.”
“Today is an important milestone for WKU and for generations of Hilltoppers who will call this campus home,” said WKU President Timothy C. Caboni. “Elevate WKU is about more than replacing aging buildings. It is about creating residential environments that strengthen the WKU Experience, support student success and reflect what students and families expect from modern university housing.”
Research and campus data consistently show that students who live in high-quality, intentional on-campus environments achieve higher GPAs and persist to graduation at higher rates. The Elevate WKU initiative will ensure the University’s physical infrastructure supports student success for generations to come.
The Southern Gateway is the first phase of a broader housing transformation plan that will address additional residence hall upgrades, explore new living learning models and further align residential facilities with WKU’s academic mission and student success goals.
