Harbor Group International (HGI) announced that it has sold One South Wacker, a 40-story, 1,195,000-square-foot office tower in downtown Chicago, for $344 million. An HGI affiliate purchased the property in December of 2012 for $221 million and completed a significant capital improvement program.
Improvements completed by HGI at the property include a new entry atrium winter garden, as well as renovations to the lobby (including a building concierge station), elevator cabs, common corridors and restrooms. On the mezzanine level, HGI added a tenant only OSW Club with a signature Harbor Fit health & wellness center, conferencing facilities, and a tenant lounge overlooking the entry atrium.
The property is currently 86 percent leased.
