With 10 years invested into the site, Harris Health Systems has renewed a 6,760-sf long-term lease with NewQuest Properties for its Windcliff Town Center clinic in northwest Houston.
The street-level clinic anchors a two-story, 25,000-sf professional building in the mixed-use project, which is leased by Kevin Sims and Brett Strake of NewQuest Properties. Harris Health was represented by Nelson Udstuen of CBRE.
“Harris Health had debated moving, but ultimately decided to stay,” Sims says. “Cypress Health Center is a strong-performing unit for the healthcare system.”
NewQuest’s neighborhood center is located at the intersection of Jones and North Cypress roads, a thriving trade area supported by nearly 100,000 households with an average annual income of $107,326. Market reports are projecting a 6% growth in housing by year’s end.
“Windcliff Town Center is convenient to Harris Health’s core patients,” Sims says, citing its proximity to FM 1960 and TX 249 and 290.
The NewQuest development, totaling 67,000 sf, features a Walgreens, freestanding bank building and two multi-tenant retail structures in addition to the office structure. Its neighbors are a Kroger-anchored center and Cypress Christian School.
Additionally, NewQuest has completed three additional lease transactions across south Texas.

Tewbeleaux Sports Bar & Grill has leased 5,861 sf of retail space in Orleans Square, 18321 W. Lake Houston Parkway, Humble, from Zenda Channing Orleans Square LP. Austen Baldridge and Brett Strake of NewQuest Properties represented the landlord. Stelios Castillo of Atlantis Management Group represented the tenant.
