Heyday first to bring trending build-for-rent housing communities to Wisconsin

Heyday’s first development officially opened this week in Wisconsin, as company principals joined local leaders and nearly 100 community supporters gathered for a private celebration and ribbon cutting. The first phase of the 170-unit single-family-attached rental homes at Heyday Sun Prairie were revealed, as guests toured the upscale single-level homes situated in a 41-acre community filled with activated outdoor spaces.

Seasoned industry professionals, Heyday Principals Ryan Swingruber and Josh Wohlreich, are the area’s first developers to bring the national build-for-rent trend in housing communities to South-Central Wisconsin. They have thoughtfully designed a rental neighborhood that fills the needs of two of the largest growing rental demographic groups: millennials and baby boomers. This new concept in housing is helping to close the gap in the nearly 6M shortage of homes across the country.

Heyday Sun Prairie’s upscale, ranch-style homes are meeting these residents’ needs by offering:

  • Spacious, single-level living spaces with a mix of distinctive one-bedroom/one-bath, to three bedroom/two bath layouts
  • Designer finishes
  • Attached, private garages, each featuring a high-speed EV charging outlet – a Wisconsin and industry first for new multifamily developments
  • Ample storage with its signature “Heyday Hub,” a multipurpose room directly off the garage that includes laundry and a built-in desk
  • Private patios and covered porches
  • Private addresses
  • Keyless entry
  • Pet-friendly homes
  • Abundant open green space with walking paths and access to a future five-acre park

Rents range from $1,700 for one-bedroom homes to $2,800 for three-bedroom homes and new leases include a six-month membership to nearby Sun Prairie Athletic Club.

According to the National Rental Home Council (NRHC), renting is currently more cost effective than paying a mortgage in 95% of the United States.  This new build-to-rent concept is also attractive to residents because there are no additional expenses, such as maintenance and repairs, snow removal, property taxes, homeowners’ insurance, and HOA fees. Additionally, developments such as Heyday Sun Prairie create a sense of neighborhood, with residents expected to live in the homes an average of three years.
