Horvath & Tremblay completed the sale of two retail properties in the Midwest for a total of $.5 million. Both sales took place in Wisconsin.

Mark Heidecke of Horvath & Tremblay has successfully completed the sale of the New Berlin City Center in New Berlin, Wisconsin. Horvath & Tremblay represented the buyer to complete the transaction at a sale price of $4,200,000. The New Berlin City Center is located at 15155-15177 W National Avenue and 15160-15188 Library Lane in New Berlin, Wisconsin. The eleven-tenant center is 100% leased to a mix of national and local retailers and service providers and contains 20,286 rentable square feet on a 2.41-acre parcel. Ten of the eleven leases call for the tenants to reimburse their pro-rata share of real estate taxes, insurance and operating expenses and provide attractive rent increases in the primary lease terms and/or renewal options (if applicable). The Property is strategically situated within New Berlin City Center along W National Avenue, an established commercial corridor featuring a dense mix of national retailers, local businesses, restaurants and everyday service providers. The surrounding retail environment includes Target, Sendik’s Food Market, Pick ’n Save and additional shopping destinations, generating recurring consumer activity and reinforcing the area’s position as a convenient shopping hub. The Property also benefits from proximity to the New Berlin Industrial Park and the city’s broader manufacturing, distribution, logistics and professional employment base, which supports demand from both area residents and the local workforce. Regional connectivity is enhanced by W National Avenue, nearby Moorland Road and convenient access to Interstate 43 and Interstate 94, linking the site with Milwaukee, Waukesha and surrounding communities.

Marc Sabai and Mark Heidecke of Horvath & Tremblay have successfully completed the sale of the Market Place at Sun Prairie in Sun Prairie, Wisconsin. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $5,300,000. Market Place at Sun Prairie is located at 302-338 S Grand Avenue in Sun Prairie, Wisconsin. The seven-tenant plaza is 100% leased to a mix of national and local retailers and contains 14,974 square feet spread over two buildings on a 1.57-acre parcel. All of the leases call for the tenants to reimburse their pro-rata share of real estate taxes, insurance and operating expenses and six of the seven leases provide attractive rent increases in the primary lease terms and renewal options (if applicable). Market Place at Sun Prairie occupies a prime location in the heart of Sun Prairie’s commercial corridor. The Property offers excellent visibility and strong frontage, enhancing its presence within this established trade area. Located seconds from Target, adjacent to new commercial development, and surrounded by a mix of national and local retailers and restaurants, the center benefits from consistent consumer traffic. The Property is also conveniently located near residential neighborhoods, area schools, UW Health East Madison (Hospital), and several large employers, providing a reliable built-in customer base. In addition, Towne Creek Commons offers efficient regional connectivity with quick access to WI Route 19, U.S. Routes 51 and 151, as well as Interstate 90, supporting ease of travel throughout Sun Prairie and the broader region, and providing quick access to Downtown Madison, 15 miles to the southwest.
