Horvath & Tremblay sells two retail properties for $3,600,000

1925-1931 Central Street, Evanston, IL

Mark Heidecke of Horvath & Tremblay has successfully completed the sale of a retail property located at located at 1925-1931 Central Street and 2608 Prairie Street in Evanston, Illinois. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $1,250,000.

The one-story building contains four storefront retail units in an excellent location in Downtown Evanston. The property has been well maintained and is currently fully occupied by the USPS, Laura Soskin Design, Aydin Dincer and Pinto Restaurant. The property has strong historical occupancy and the anchor tenant, USPS, has been at this location for over 68 years, having moved into the property in 1953. 1925-1931 Central Street & 2608 Prairie Street is situated on a corner parcel near the highly trafficked intersection of Central Street and Green Bay Road. The prime location is in a dense and retail rich area offering an appealing blend of prominent national tenants and local favorites. The area also offers a multitude of transportation and entertainment amenities along Green Bay Road and Central Street, notably the Evanston Central Street Metra Station and Ryan Field, home of the Northwestern University Wildcats. The Central Street Metra station, with service on the Union Pacific/North Line, is just 0.1 miles from the property. There are also multiple bus routes stopping within walking distance of the property along Central Street and Green Bay Road.

Horvath & Tremblay’s Mark Heidecke has also facilitated the sale of the Canton Farms Retail Center, located at 2317-2325 IL Route 59 in Joliet, Illinois. Horvath & Tremblay represented the buyer to complete the transaction at a sale price of $2,350,000.

The property contains 10,034 square feet on a 0.98-acre parcel and is 100% occupied by four tenants. The property is anchored by Napa Auto Parts which has a new seven-year NNN lease with two, five-year renewal options and scheduled rental increases throughout the primary lease term and renewal options. The remainder of the center is occupied by Natural Leaf, Evergreen Cleaners and Michoacana Premium, each of which has a NNN lease. Caton Farms Retail Center is exceptionally well located adjacent to the signalized intersection of Caton Farm Road and IL Route 59, the area’s primary commercial and commuter corridor. The property is positioned in between a Walgreens and an Aldi, is across the street from Caton Crossing Town Square, a Tony’s Fresh Market anchored shopping center, and seconds from Jewel-Osco and Kohl’s, all of which drive traffic to the area. The property is also surrounded by numerous national restaurants and is surrounded by high density residential neighborhoods providing a built-in customer base.
