Hager Pacific Properties (HPP) has selected McColly Bennett Commercial and Terraco Inc. to market for sale or lease the Bourbonnais Corporate Headquarters Building, a 150,000-square-foot Class A office complex located at One Cigna Drive, Bourbonnais, Illinois.
The Bourbonnais Corporate Headquarters Building, located 55 miles south of Chicago and within 2 miles of Interstate 57 access, features over 1,000 cubicle seating, Cat 5 Ethernet with 2,000 drops, 9′ ceilings, two loading docks and drive-in door, 12 CCTV cameras, keyless entry, zone-controlled HVAC, back-up generator, full-service cafeteria with outside patio, multiple vending and breakrooms, community room, mail room and 1,000+ space parking.
According to the Economic Alliance of Kankakee County, the building is sited in the Kankakee River Valley Enterprise Zone, which provides eligibility for development incentives, including property tax abatement and sales tax exemption for qualifying improvements. Kankakee County, where Bourbonnais is situated, saw $650 million in capital investment in 2014 as a result of industrial/institutional expansion and new business development.
