Michael Havdala, senior vice president of the retail brokerage division, and Kelsey Blindt, associate, with HSA Commercial Real Estate represented the ownership of 310-330 Army Trail Road, Carol Stream, Ill. in a 41,728-square-foot lease with American Sale.
The home recreation retailer will occupy a 32,741-square-foot space formerly leased to Bassett Furniture as well as the building’s 8,987-square-foot eastern end-cap. The 310-330 Army Trail Road building is owned by a subsidiary of Blue Vista Capital Management, LLC in Chicago, Illinois.
American Sale is scheduled to open in May 2011. The Carol Stream store will be the company’s eighth retail location in the Chicago area.
“Demand among retailers is still very strong in this size range and has grown much stronger in the past few months,” said Kelsey Blindt in a release. “In this particular case, we were able to lease the building in Carol Stream without any time lost in occupancy.”
There is still 6,090 square feet of inline retail and 46,449 square feet of warehouse space available in the building. Tim Thompson, executive vice president and managing director of the Industrial Services Division; Paul Broderick, assistant vice president; and Brad Borkowski, associate, are currently marketing the available warehouse space to industrial tenants.
