HSG Medical and Capital Healthcare Properties have closed on a $23.4 million sale of the Advocate Health Care Cardiovascular ASTC & Outpatient Center at 1836 Freedom Drive in Naperville, Illinois.
The 42,438-square-foot, single-tenant medical facility was sold directly to Advocate Health and Hospitals Corporation, a wholly owned subsidiary of Advocate Health, the third-largest nonprofit health system in the United States.
The property, developed by HSG Medical and Capital Healthcare Properties, is a newly redeveloped, state-of-the-art cardiovascular ambulatory surgery treatment center (ASTC) and outpatient facility. The building was purpose-built to serve as an extension of Advocate’s nationally recognized cardiology program at Advocate Good Samaritan Hospital and houses a dedicated cardiac catheterization operating room, prep and post-recovery services, cardiovascular specialty clinician offices, primary care, cardiac diagnostics, lab, and imaging services.
Situated within the premier Freedom Commons mixed-use development at the gateway to Naperville, the facility benefits from direct I-88 access and is proximate to several of the region’s top-ranked hospitals. The redevelopment converted an existing building into a fully modern, single-story medical facility, purpose-engineered to support the complex clinical demands of cardiovascular surgery and outpatient care.
