Hunt Midwest broke ground this week on Canvas, the award-winning real estate development company’s new luxury multifamily community in the heart of historic downtown Overland Park, Kansas.
Canvas will feature 227 one- and two-bedroom residences, best-in-class amenities, and more than 5,000 square feet of dedicated retail and restaurant space on the ground floor. The infill project at 8036 Metcalf Avenue will redevelop a now-vacant lot to better integrate the Metcalf corridor and the downtown core, helping expand what is already one of the most pedestrian-focused areas in the Kansas City metro.
With construction underway, Canvas is expected to open in early 2029.

Canvas is designed to seamlessly connect new residents to the walkable downtown, including the city’s historic main street on Santa Fe Drive, popular locally owned shops and restaurants, and community gathering spaces like the Matt Ross Community Center, Thompson Park, and the Downtown Overland Park Farmers’ Market.
The building is scaled to match the existing downtown streetscape and will feature luxury amenities, including a pool with poolside grill stations and bar area, a covered dog park with dog washing stations, a fitness center with a yoga studio and sauna, on-site coworking space, a community clubhouse and game room, and a four seasons garden room.

The new community will include private, secure parking for every resident, plus another 49 public parking spaces to support the growing number of shoppers, diners, and visitors spending time in downtown Overland Park.

As part of Hunt Midwest’s public-private partnership with Overland Park, the company will also contribute $5,000 annually to the Friends of Johnson County Development Services to support the Floyd Street Apartments, new attainable and accessible residences designed to help individuals with disabilities live independently.
Canvas is located across the street from The Vue, Hunt Midwest’s first luxury multifamily development in Overland Park completed in 2019. The Vue was one of the catalysts for downtown’s revitalization over the past decade and earned the Kansas City Business Journal’s 2020 Capstone Award.
