Hyde Development, Mortenson transforming long-dormant brownfield site in Roseville

Hyde Development and Mortenson are advancing Twin Lakes Technology Center, a 155,000-square-foot Class-A industrial facility in Roseville, Minnesota, that will transform a long-dormant brownfield site into new industrial space in a well-positioned Twin Cities location. Completion is expected in February 2027.

Formerly used as a truck depot, the Roseville property has drawn redevelopment interest because of its direct freeway access and central location, but necessary soil remediation and added costs made earlier redevelopment efforts by other developers unable to advance. Hyde’s brownfield redevelopment experience, including navigating grants, government funding and economic packages, paired with Mortenson’s integrated development and construction expertise, helped make the project feasible.

“Twin Lakes is exactly the kind of project Hyde was built to take on,” said Paul Hyde, co-founder of Hyde Development. “This site had strong fundamentals, including location, access and market demand, but it also had real barriers that kept redevelopment from previously moving forward. By combining our brownfield redevelopment experience with Mortenson’s development and construction expertise, we were able to create a path for a property that has long been underused to become a productive part of Roseville’s industrial market.”

With Twin Lakes Technology Center, Hyde and Mortenson are replacing traditional tilt-up construction with a systemized and innovative construction model designed to support faster delivery, better building performance, and long-term energy efficiency. The project is designed for sustainability, utilizing an insulated metal panel enclosure that helps reduce energy demand and support lower operating costs, large-scale infrastructure enhancements including rooftop solar and EV charging, and all-electric building systems to support lower emissions.

Twin Lakes is designed to appeal to innovation-focused users such as medical device and advanced manufacturing companies in addition to more traditional office and warehouse tenants. Development at Twin Lakes has been a goal for decades and is now coming to fruition.

Twin Lakes is another collaboration between Hyde and Mortenson Properties, whose portfolio of shared work includes industrial projects in Fridley, Minnesota; Denver; and Salt Lake City. Hyde is serving as developer, Mortenson Properties is the capital partner, and Mortenson is building the project.
