I.M. Construction Group (IMCG) announced that the firm was selected to construct four office buildings ranging from 10,000 to 18,000 square feet within the new MeadowPark development in Northbrook, Illinois. J.F. McKinney & Associates is the developer of the project, one of the first office projects since the downturn in 2008. A 52,000 square foot, 5.5 acre development, MeadowPark will be located at Techny Road and Founders Drive in the northern suburb of Northbrook. IMCG is constructing the buildings in phases beginning with a 12,600 square foot, single-story office property leased to Bright Horizons Daycare. The masonry structure is currently underway with a completion slated for late spring 2015.
Also underway is an 18,000 square foot facility leased to Lurie Children’s Hospital for an outpatient center. Once complete, the building will be the second largest outpatient center for the hospital in the Chicago area. Construction is scheduled for completion in Fall 2015.
“This is an exciting project for IMCG,” said Bob Nomellini, president of the firm. “The development is expected to bring $250,000 in annual property tax revenue to the area as well as new jobs. As a small projects group, we are also able to offer a cost-effective construction process which will help to deliver the project within-budget.”
IMCG will construct the remaining speculative buildings beginning next year. The projects will feature masonry construction as well as eco-friendly options including bioswales, which collect and filter stormwater through vegetation. Tenants of MeadowPark also have the option to incorporate solar panels and geothermal heating. IMCG is providing the construction services for the development with Nomellini leading the project team. The Missner Group’s Angelo Christopher is serving as the project superintendent. Center Line Architects is providing the architectural services and Manhard Consulting is the civil engineer.
