Imperien, a leading construction management and advocacy firm based in Rockford, Illinois, announced a partnership with Clarius Partners to support additional opportunities for development and real estate investment for its $65 million spec development in Zion, Illinois.
With the agreement, Imperien will act as the owners’ representative and construction manager in the design and build process of the half-million square-foot cross dock facility at Trumpet Industrial Park. Imperien will also provide due diligence and qualified sitework for internal processes to be used by Clarius and any additional partners.
Clarius is a full-service real estate investment and development company managing select office, medical, industrial and land development projects on behalf of the principals, third-party real estate investors and owners. Founded in 2009 by two industry veterans, Kevin Matzke and Steven Duncan, Clarius has grown its portfolio across key regions of the United States, fostering trusted relations with several lenders.
The planned development will be primed for large logistics operations, with water, sewer and all other utilities completed. It is located in close proximity to in-demand industrial parks within Southeast Wisconsin and Chicagoland. Union Pacific rail is directly accessible, and the site is approximately three miles from the I-94 and Russell Road interchange and adjacent to Illinois 131.
Following a development agreement with the City of Zion, leaders at Imperien worked closely with city and county officials to arrange the proper zoning and entitlements for the project, performed due diligence on the property, conceptualized the development, and provided a site selection study to the City of Zion. A groundbreaking for the project is expected to take place in early 2024.
