Innovo has broken ground on a Class-A speculative industrial building at the Gateway Industrial Center in Detroit.
Located at 12601 Southfield Freeway at the intersection of the Southfield Freeway and I-96, Gateway Industrial Center is a recognizable site within Detroit’s warehousing and manufacturing market. Leasing efforts will be led by JLL Vice President Sean Cavanaugh and Associate Colin McCausland.
The new, 425,000-square-foot building will offer 62 docks, 50-by-50-foot column spacing, 36-foot ceilings, LED lighting and ESFR fire suppression. It will accommodate 317 vehicle parking spaces and 100 trailer parking spaces.
In addition to the new building, Innovo is refurbishing the 1-million-square-foot park and its existing buildings, which are 100 percent occupied. With few other large-scale projects like this taking place in the city of Detroit, Innovo is staking its claim as a significant player in the industrial market in Southeast Michigan.
According to JLL’s Q4 Detroit Industrial Outlook, industrial demand in Detroit is booming. The new building at Gateway Industrial Center will support this growth, providing a needed addition to Detroit’s industrial property inventory ideally suited for industries in need of modern space.
