Irgens starts construction on 204-unit apartment community in Wauwatosa

Irgens started construction on Viridia Apartments, the company’s first multifamily development, at 10600 W. Wisconsin Ave. in Wauwatosa, Wisconsin.

The four-story, 204-unit market-rate apartment community will serve as the final component of a larger, 14-acre mixed-use redevelopment by Irgens in the Milwaukee County Research Park.

The name Viridia is derived from the Latin word viridis, symbolizing nature, growth, renewal and vitality. Guided by that theme, the team is designing the community to bring “natural balance to modern living” through thoughtful architecture, resident-focused amenities and a setting connected to the evolving Research Park district that will be enhanced over the next several years.

Viridia Apartments will include a mix of studio, one-, two- and three-bedroom apartment homes. Planned amenities include a pool and sun deck, underground heated parking, a club room, fitness center, yoga studio, co-working spaces, pet run, adjacency to walking trails and a public park, and additional community features designed to support an active, connected lifestyle. Initial occupancy is expected to be November 2027.

Viridia Apartments is part of a 14-acre mixed-use development by Irgens that began with the acquisition, redevelopment and repurpose of a former United Healthcare office building in Milwaukee County Research Park, just east of Mayfair Road at Research Drive. Additional development on the site includes the revitalized office building, a fully leased retail building and a medical office building. When complete, the development is expected to be valued at more than $100 million.

Viridia Apartments project is financed with lending from Fifth Third Bank, TIF assistance from the City of Wauwatosa and equity funding from private investors.

Project team members include EUA as architect, Greenfire as general contractor, Sigma Group as engineer and Harmoniq Residential as the management company for leasing and property management.

A ceremonial groundbreaking will be held in early September.
