Irgens starts construction on multi-tenant retail building in Brookfield

 Irgens broke ground on a multi-tenant retail building within The Shoppes at The Corridor at 350 Discovery Drive in Brookfield, Wisconsin.

The new building will be approximately 21,177 rentable square feet with two prelease tenants. Waukesha Walk-In Vet will occupy approximately 6,000 rentable square feet and Emler Swim School will occupy approximately 5,000 rentable square feet. Irgens is working with Kevin Schmoldt of Newmark to pursue additional prospects for the remaining vacancy. A grand opening is anticipated for summer 2025.

The Shoppes at The Corridor is the retail component of a larger, 66-acre mixed-use development, The Corridor, that was conceived and developed by Irgens over the past ten years. It is located between Interstate 94 and Bluemound Road, and west of Calhoun Road in the City of Brookfield. Components include high-quality retailers (The Shoppes), Class A commercial office (Golf Parkway Corporate Center), a ProHealth Medical Group clinic, two hotels, a Life Time Fitness facility, and Portillo’s restaurant.

Waukesha Walk-In Vet and Emler Swim School join existing tenants at The Shoppes which include Dick’s Sporting Goods, Old Navy, Five Below, Party City, AT&T, Charles Schwab and Associated Bank.

Waukesha Walk-In Vet will be relocating an existing clinic and upgrading to a new state-of-the-art animal care facility within the building. Kevin Patterson, VP of Real Estate & Facility Operations said Waukesha Walk-In Vet’s main reasons for the move are to “take advantage of the high-profile location and design a clinic from the ground up to maximize efficiency so their team can deliver the highest quality care.”

This will be Emler Swim School’s first Milwaukee-area location. VP of Real Estate and Strategy, Craig Kinney, said the company intentionally chose Brookfield and The Corridor for “it’s favorable demographics that includes many young families and the city’s focus on quality of life for residents.”

JD Byrnes of Newmark (Chicago) represented Waukesha Walk-In Vet. TJ Blitz of Cresa (Madison) represented Emler Swim School. Kevin Schmoldt of Newmark (Milwaukee) is the listing broker and represents Irgens on the project.

The new development will be constructed in a first-class manner. The building will have a steel frame structure and an attractive brick masonry façade, storefront windows and a surface parking lot for 108 vehicle stalls. The site offers easy access via a signalized intersection on Bluemound Road at Discovery Drive, and a secondary access point off Calhoun Road. The building was designed to be flexible for both retail and medical uses.

Project team members include Eppstein Uhen (architect), Pierce Engineers and Sigma Group (engineers), Greenfire Management Services (general contractor), Newmark (leasing) and First Business Bank (lender).
