JLL has helped bring vehicle manufacturer Workhorse Group to an industrial park in Sharonville, Ohio.
Workhorse Group has signed a 58,720-square-foot lease for both industrial and office space at Park 42 at 3600-3700 Park 42 Drive in Sharonville.
JLL Senior Vice President Todd Pease and Executive Vice President Tom Fairhurst led the deal for building owner Experimental Holdings, and CBRE’s John Schenk and Chris Vollmer represented Workhorse Group.
Relocating from its previous headquarters buildings at 100 Commerce Drive and 119 Northeast Drive in Loveland, Ohio, Park 42 will enable Workhorse Group to have its advanced technical team, executives and office employees under the same roof. The manufacturer will also have access to drive-in doors for its production warehouse. The company will also be relocating its Aerospace operations from Mason to 100 Commerce Dr. in Loveland once the headquarters move is completed.
Sitting on nearly 30 acres, the 286,000-square-foot building is located 1.6 miles from Interstate 275, 2.7 miles from I-75 and 4.8 miles from I-71, making it an ideal facility for recruiting and retaining talent, transporting goods and for commuters. It boasts an abundance of on-site parking spaces, along with additional land for future parking expansion. The building’s large floorplate also offers flexibility and efficiency to meet growing tenant requirements.
Park 42 is situated near numerous dining options, including Skyline Chili, Chipotle, KFC, Cracker Barrel, Ruby Tuesday and more. It’s also located near multiple lodging options, essential stores and recreational activities, including Kroger, Walgreens, Sharon Woods Park & Golf Course, Fifth Third Bank, the Holiday Inn Express and the Hilton Garden Inn, among many others.
Workhorse Group is expected to move into the new space no later than April 2022.
