JLL completed the sale of 5450 NW 40th St., a recently developed Class-A industrial office/warehouse facility in Riverside, Missouri.
JLL’s Managing Director Phil Algrim and Senior Managing Director Kevin Wilkerson represented the seller, BlueScope Properties Group.
Constructed in 2024, 5450 NW 40th St. is a freestanding, single-tenant build-to-suit facility encompassing 52,253 square feet. The Class A facility has roughly 20,000 square feet of office space, 28-foot clear height and 8-inch tilt wall concrete and an ESFR sprinkler system. It is fully leased with the tenant planning to invest $5 million into the property.
Located on 3.59 acres of infill land in Horizons Business Park, the property benefits from its position in one of Kansas City’s most sought-after submarkets. The submarket is home to a diversified mix of major tenants, including Amazon, FritoLay, Grainger, Performance Food Group, Owens Corning and more.
