JLL Capital Markets arranges $78 million in construction financing for multifamily community in Dallas

JLL Capital Markets arranged a $78.732 million construction takeout financing for The Flynn at Live Oak, a five-story, 327-unit newly completed luxury multifamily community in Dallas, Texas.

JLL represented the borrower, Conor Commercial Real Estate and Globe Corporation, in securing the loan through funds managed by Blue Owl Capital Inc.

Located at 4931 Live Oak St. in Dallas’ East Dallas submarket, the Flynn at Live Oak sits at the crossroads of some of Dallas’ most sought-after entertainment districts, including Lower Greenville, Deep Ellum, Henderson Avenue and Knox District, placing residents just minutes from the city’s most popular restaurants, bars and cultural venues. The property is also four minutes from Uptown and seven minutes from Downtown Dallas, providing unparalleled access to more than 157,000 jobs.

Dallas continues to lead the nation in population growth, with nearly 600,000 new residents projected by 2030. The city ranks first among major metros for corporate headquarters relocations and maintains its position as the top state for business for 21 consecutive years. East Dallas, in particular, has emerged as one of the metro’s strongest multifamily submarkets, ranking third in the Dallas-Fort Worth area for both occupancy and rent performance.

The Flynn at Live Oak features 271,931 square feet of residential space with a mix of studios, one- and two-bedroom apartments averaging 832 square feet. The community delivers modern living with timeless style through high-end finishes including stainless steel appliances, quartz countertops, hardwood-style flooring and glass-enclosed showers. Residents enjoy resort-style amenities such as a 2,500-square-foot pool with sun shelf, two outdoor courtyards with fire pits and grilling stations, a sky lounge with downtown views, a fitness center with outdoor yoga space, co-working offices and a grab-and-go convenience store. The property also provides 420 parking spaces with electric vehicle charging stations on every garage level.
