JLL Capital Markets arranged refinancing for Supreme Golf Building and Sawyer Grocery, a two-building mixed-use portfolio collectively offering 37 residential units and 36,141 square feet of first-floor retail in Fort Worth, Texas.
JLL worked on behalf of the borrower, Magnolia Equity Partners, to secure the five-year, fixed-rate, non-recourse loan with full-term interest-only payments through a life insurance company.
Supreme Golf Building, built in 1913 and renovated in 2018, offers 23 residential units and 25,124 square feet of retail space across multiple ground-floor tenants. The property is 100% occupied with an average unit size of 988 square feet. Located at 201 South Calhoun Street, Supreme Golf Building houses 16 retail tenants, including The Social Space, a 12,811-square-foot event venue.
Sawyer Grocery, built in 1918 and renovated in 2018, comprises 14 residential units and 11,017 square feet of retail space. The property maintains 97% occupancy with an average unit size of 624 square feet. Sawyer Grocery is located at 201 South Main Street and features five ground-floor retail tenants.
Both properties are ideally positioned in Fort Worth’s Near Southside neighborhood, which has transformed over the past decade into a bustling cultural hub. The assets are walkable to Sundance Square in downtown Fort Worth and benefit from proximity to major employers including three major hospitals, Lockheed Martin, American Airlines and Texas Christian University. Between 2015 and 2025, the population in the Near Southside census tracts grew 34%, surpassing 12,000 residents, driven by high-density residential development and an influx of boutique retail and dining establishments.
