JLL has been awarded the exclusive leasing assignment for the 343,000-square-foot 10 West End office building at 1601 Utica Ave. South in St. Louis Park, Minnesota.
Currently, the office building is 88% leased with a few remaining options ranging from 1,500 to 14,000 square feet.
JLL will partner with new owner Bridge Investment Group. The JLL team facilitating the leasing assignment will be led by Managing Director Brent Karkula, Vice President Andrea Leon and Senior Associate Laura Farrell.
10 West End features stunning modern finishes throughout, expansive 10’ tall windows, exclusive tenant outdoor decks and a top floor common sky deck overlooking the Minneapolis skyline. The building also includes indoor and outdoor amenities including fitness, training, multiple conference rooms, social spaces and has recently signed a lease with Green + The Grain to open a new location inside the building. It is LEED certified and adjacent to one acre of outdoor green space.

The JLL Minneapolis-St. Paul Q4 2022 Office Insight research report revealed Class A office buildings like 10 West End outperformed average office building total vacancy rates at 17.7%, an indication of an increasingly bifurcated office market and reinforcing the favorability of Class A office buildings.
