Jostens, a local leader in the sale of yearbooks, class rings, graduation regalia and other jewelry and consumer goods says the success of its hybrid work model will allow it to reduce its occupied corporate office footprint, freeing up space at Minnesota Center in Edina, Minnesota.
Jostens has hired Monarch CRE to market the fifth and sixth floors. Totaling 35,000 square feet, the space can be divided to accommodate a companies needing as little as 12,000 square feet. Jostens will continue to occupy space in the Minnesota Center at 7760 France Ave S. The building is currently 93.3% occupied.
The suburbs of Minneapolis have been the beneficiary of shifting office space demand and France Ave has been one of the most popular examples. Developers are currently planning or building more than 600,000 square feet of speculative office space on France Ave between I-494 to Hwy-62.
Ben Jensen, Principal at Monarch CRE, and the listing agent for Jostens sublease said, “Companies aren’t giving up on office space – they are recalibrating what is important to them. We are seeing companies gravitate to the most popular retail corridors in the Twin Cities and paying record-setting rents to be there.”
The building owner, Altus, purchased the 276,000-square-foot Minnesota Center in 2018 and has continued to invest in the building’s amenity package ever since. Most recently they built a tenant lounge on the top floor of the building, complete with a wet bar, pool table and casual workspace. Additionally, the building boasts a modern fitness center, café, lockers and showers, training, and conference rooms, covered parking and on-site security.
