KAI 360 Construction Services has been named the inaugural PMCM Firm of the Year by the Construction Management Association of America (CMAA) North Texas Chapter.

The CMAA North Texas Chapter is dedicated to promoting excellence in construction management across North Texas through member networking, professional development and industry advocacy.

KAI 360 CS was recognized during the 2026 CMAA North Texas Award and Scholarship Gala held May 12 at the Perot Museum of Nature and Science in Dallas. The event celebrated leadership, service, and innovation across the construction management industry while also awarding scholarships to support the next generation of professionals.

“We are honored to be named the first PMCM Firm of the Year by the CMAA North Texas Chapter,” said KAI 360 CS President Herschel Acosta, CCM. “This recognition reflects the strength and expertise of our KAI 360 CS team, the trust of our clients, and our continued commitment to delivering projects with excellence, integrity, and impact.”

The KAI 360 CS team demonstrated exceptional performance through the successful delivery of two recent high-profile Dallas-area projects: the Zero Carbon Electric Central Utility Plant (eCUP) at Dallas Fort Worth International Airport and the Dallas Independent School District’s Henry W. Longfellow Career Exploration Academy. Both projects were delivered for major public-sector clients in North Texas and showcased KAI 360’s ability to manage complex programs from planning through completion.

At Dallas Fort Worth International Airport, KAI served as part of the joint venture team managing construction of a new $260 million Zero Carbon Electric Central Utility Plant, a 48,433-square-foot infrastructure project awarded in March 2023. Completed in June 2025, the plant is a key component of DFW Airport’s long-term infrastructure and sustainability strategy, replacing the airport’s aging steam distribution system with a more efficient hot water network while supporting future terminal expansion, resiliency, and operational continuity.

KAI’s role included construction sequencing and phasing, cost tracking, schedule analysis, and coordination with FAA, TSA, airlines, tenants and the traveling public.

KAI delivered similar construction management expertise in the K-12 market through the Henry W. Longfellow Career Exploration Academy, a featured project within Dallas ISD’s 2020 Bond Program. The 150,000-square-foot, three-story replacement school was awarded in January 2021 and completed in September 2025, with a final construction cost of $63.8 million.

The project included a new learning environment for 650 students and included academic, career and technical education, fine arts, administrative, library, cafeteria, kitchen and physical education spaces, along with substantial infrastructure, safety, security and technology improvements.

KAI’s work extended beyond traditional oversight responsibilities. The firm conducted site visits, coordinated with school representatives, validated scope and budget, and supported the pre-design phase through documented recommendations, approvals and cost alignment to help ensure the project remained within the approved Construction Cost Limitation and original time expectations.
