Chartwell Group LLC will offer a 200,625-square-foot crane warehouse building with 5,875 square feet of its space dedicated to offices, on a 16.6 acre parcel of land in Kankakee at an auction. The auction is scheduled for Sept. 12 at 11 a.m. at the Hilton Garden Inn, 465 Riverstone Parkway, Kankakee. The heavy industry zoned property, with free and clear title and an appraised value of more than $2 million, is to be auctioned off with a published reserve of $200,000. Bank financing is also available on the property for a qualified buyer. If purchased at reserve, the building is $1 per square foot.
The modern facility was constructed in 1981 and additions were finished in 1988 and 1994. The property is approximately 60 miles south of the Chicago Central Business District and two miles from Interstate 57. Access to the facility is also provided by U.S. Route 45, plus state Routes 17 and 50.
“Auctions typically allow buyers to purchase properties for significantly less than replacement cost or recent real estate appraisals,” said Cameron Price, auction coordinator for the Chartwell Group. “Sellers on the other hand benefit because it allows them to sell property quickly.”
Site visits for the property can be scheduled for Aug. 23 and 30, and Sept. 6 and 11. The inspections will reveal a modern, well-maintained property with rail access by a Norfolk Southern spur and a building with 22-foot to 25-foot clear height ceilings, five external truck loading doors, three drive-in doors, 16 overhead cranes, 4,000 amp electrical power, radiant heat and full fire sprinkler system. For employees and business use there is also a concrete parking lot that can accommodate 100-plus cars.
