KennMar signs leases with four retailers for Indianapolis retail development

KennMar has signed leases with Dave’s Hot Chicken, Azzip Pizza, Starbucks and Panera for its College Park Crossing retail development on Depauw Boulevard in Indianapolis.

Made up of 9.4 acres, the development includes four lots and three buildings: a free-standing 2,200-square-foot building fully leased to Starbucks, a 10,000-square-foot building that will be anchored by Panera and a 10,0000-square-foot building that will be leased by Dave’s Hot Chicken and Azzip Pizza.

Construction on the Starbuck’s building began in January 2022 and is expected to be completed in early 3Q 2022. Construction on the 10,000-square-foot retail center is also expected to be completed in early 3Q 2022 and includes a drive-thru, outdoor patio and a 3,500-square-foot restaurant leased to Panera. An additional 6,500 square feet of space remains available for lease.

Groundbreaking and construction of the third building is expected to begin in July 2022 and completed in early 2023. Collectively, Dave’s Hot Chicken and Azzip Pizza will occupy about 5,400 square feet. An additional 4,600 square feet of space remains available for lease.

Robyn Swihart, managing broker with the commercial real estate firm Equivis, is representing KennMar in the marketing of this retail center and was responsible for the lease transactions. Tyler Raben with Summit Real Estate Services represented Azzip Pizza, and Del DeMao of DeMao Retail Consultants represented Dave’s Hot Chicken.
