Kinzie Builders tops off 10 North Main luxury apartments in Mount Prospect, Illinois

Kinzie Builders has topped off 10 North Main, a $20 million luxury rental community in Mount Prospect, Illinois. The five-story building will bring 97 upscale residences to downtown Mount Prospect when it opens in January 2021 and is one of several new or recently completed projects in the suburb’s burgeoning downtown area, specifically within the Prospect and Main TIF district.

In addition, Kinzie Builders announced construction of Avere on Duane, a $15 million four-story, 48-unit luxury rental development in the Chicago suburb of Glen Ellyn, Illinois, also is on track for a January 2021 opening.

“Luxury rental construction in Chicago and the suburbs has definitely been on the rise over the past decade,” said Steve Spinell, principal of Kinzie Builders. “More recently, we’ve also seen greater interest in suburban properties with spacious layouts as people seek more room because of COVID-19. For example, Avere on Duane offers large plans that could be maintenance-free alternatives to single-family homes due to included features like private outdoor space, bedrooms at opposite ends of the home, and dens or sitting rooms. Both Avere on Duane and 10 North Main will have on-site amenity packages similar to what renters could find in a luxury rental in the city, plus convenient walkable locations to their respective downtowns. We think renters in these communities will be eager to have these properties as new housing options.”

Designed by OKW Architects, 10 North Main is a podium-style building with an above-grade, open-air, precast parking garage. Units range from studios to three-bedroom floor plans. The building’s fifth floor features a boutique amenity space with rooftop access. Kinzie Builders is developing 10 North Main for owner First Equity Group LLC and developer Harlem Irving Companies. Other partners include ECL Engineering Consultants, Pierce Engineering, LETech, Inc., V3 Companies and Kathryn Talty Landscape Architecture.

Avere on Duane is one of several new projects being developed in downtown Glen Ellyn. The luxury apartments were designed to appeal to downsizing suburban empty nesters who want to stay in the heart of Glen Ellyn in a luxury residence without the maintenance hassles of homeownership, noted Spinell. Avere on Duane is located near the Metra station, library and many shops and restaurants, offering diverse walkability that appeals to various lifestyles.

A podium-style building on 1.17 acres, Avere on Duane has an underground precast parking garage and four stories of wood frame residential above deck. The building will offer large floor plans ranging from 868-square-foot one-bedroom units to 1,615-square-foot two-bedrooms plus a den. All residences will have high-quality finishes, such as quartz countertops, stainless steel appliances and center islands in the kitchens; quartz countertops in the baths and luxury plank flooring as well as nine-foot ceilings throughout the living/dining areas and bedrooms. Kinzie Builders is building Avere on Duane for Chicago-based owner/developer REVA Development Partners. The architect is BSB Design, Inc. Other partners include RTM & Associates Engineering Consultants, LETech Inc., Pierce Engineering, Loren Stanton Design, Haeger Engineering and Lakota Group.
