Kiser Group has been retained for two listings in south suburban Chicago’s Calumet City neighborhood: 371-375 Yates Ave. (12 units) and 634 Sibley and 1633 Harbor (two buildings, 17 units).
“We are seeing increased activity in the suburban Chicago market so far, and these listings reflect the value-added opportunities there are for investors looking for rental properties on the south side and Northwest Indiana region,” said John Meyer, managing director of Kiser Group, who is marketing the listings.
The property located at 371-375 Yates Ave. is a 12-unit apartment building with nine two-bedroom and three three-bedroom units. Two apartments are currently vacant, but leases are expected to be signed for both units in the coming weeks, Meyer said. The listing includes 13 exterior parking spaces, as well as on-site laundry and storage. It is listed for $400,000.
“This is a stable investment opportunity, as the property is in good condition and the apartments are sizeable,” Meyer said. “Key selling points also include the location one block north of Caroline Sibley Elementary School and one mile east of I-394.”
The 634 Sibley and 1633 Harbor listing consists of two apartment buildings: 634 Sibley, which has 11 units (five one-bedroom and six two-bedroom) and 1633 Harbor has six units (three one-bedrooms and three two-bedrooms). The listing price is $250,000.
“This listing is a rehab play,“ said Meyer, who is marketing the listing. “Both buildings are vacant and need renovating. However, each building has sizeable units and ample parking.”
Meyer added that both buildings are located just minutes from I-394 and the River Oaks Center, south suburban Chicago’s largest shopping mall.
