Krusinski Construction Company wraps construction on industrial, office project in Dallas

Krusinski Construction Company completed another Texas-based project, IAC Beckleymeade, for long-time repeat client IAC Properties, in Dallas, Texas.

The development sits on a 28.2-acre site and features two speculative warehouse buildings, 234,900-SF and 199,800-SF respectively, with a combined 5,500 SF of office space and surrounding parking lots. The development is fit for multiple tenants and ready for occupancy.

The combined 435,000 square feet of speculative warehouse space includes 81 dock door openings, 38 dock levelers and 39 dock positions prepared for future expansion. Each building features a 60 mil TPO roof system, as well as two MAUs, an exhaust fan and translucent smoke hatches which provide natural light to the space.

Located south of downtown Dallas, this project marks the 12th ground-up development Krusinski has partnered with IAC Properties, strengthening the over 20-year relationship between KCC and IAC Properties, spanning more than 15 locations across four states. Work has ranged from exterior renovations and tenant build-outs to large-scale, ground-up facilities.

Krusinski also completed extensive site work to develop the previous farmland site to accommodate the new buildings, including all new on-site utilities, detention pond, trailer and car parking pavement with appropriate access roads. Off-site improvements included additional street lighting to meet the City of Dallas requirements.

Construction projects in Texas are subject to unique situations and opportunities dealing with extreme heat conditions and local subcontractors. This ground-up, speculative development project continues to prove our partnership with IAC Properties. KCC is preparing to break ground on IAC’s next Texas development, IAC Pleasant Run in Lancaster. Set to begin later this year, it will be our 13th ground-up project for IAC Properties.

Members of the Krusinski Construction team include Ryan Lehman, Project Manager; Kuy Parker, Project Engineer; Rick Drews, General Superintendent & Director of Safety; and Erin Anderson, Project Coordinator. Other members of the team include Merriman Anderson as project architects, RLG Consulting Engineers as civil engineer and La Terra as landscape architect.
