KTGY completed Veranda Dellbrook, a single-family build-to-rent community in Hockley, Texas, developed in partnership with Empire Homes.
Located within the Dellrose master-planned community, Veranda Dellbrook sets a new standard for detached rental living, shaped by KTGY’s innovative approach to design and market analysis.
Veranda Dellbrook draws inspiration from a concept developed by KTGY’s Research + Development Studio, known as “The Patch,” which anticipated the rising demand from renters seeking to move from traditional stacked apartments to detached homes. By thoughtfully adapting this concept, KTGY’s designers and Empire Homes created a cottage-style community that blends the privacy of single-family living with the convenience of a professionally managed, highly amenitized neighborhood. The site design features internal paseos and walkways that connect each home to amenity spaces throughout the community, fostering an environment that emphasizes active mobility.
The community’s design was guided by a core objective: to create residences that balance operational advantages with a high-quality living experience. KTGY’s solution was a central, repeatable floor plan module of 634 square feet that includes one bedroom, one bathroom, a kitchen, and a living space that opens to a private side yard. This “core” plan ensures consistency across home types, streamlining construction while preserving the comfort, privacy and connection to outdoor space that today’s renters value.
Veranda Dellbrook’s aesthetic is modern farmhouse chic — intentionally bold yet contextually compatible with its surroundings. The home designs combine traditional materials with a contemporary sensibility, reshaping familiar forms and using rich architectural details. A monochromatic palette of grays, blacks and whites creates visual cohesion, while pitched rooflines add spaciousness and architectural interest.
The residences are designed to emphasize their strong connection to private outdoor spaces. Strategically placed windows maximize natural light while preserving privacy. Interior layouts were carefully arranged to ensure solitude, with walls bordering neighboring yards kept free of visual connections, allowing residents to enjoy quiet moments without sacrificing livability.
Located in a serene enclave of Hockley, Veranda Dellbrook offers a peaceful retreat from Houston’s urban core without sacrificing modern conveniences. The community is ideally located within a short drive of major employers via the Grand Parkway and is minutes from local attractions such as the Houston Premium Outlets and Cypress Lakes Golf Club.
