Lanoha is developing a new 150,000-square-foot trophy office building at The Row, the urban center of Omaha’s Heartwood Preserve, which will serve as the future headquarters for Koley Jessen.
Located at 145th Street and Canopy Avenue, directly across from Heartwood Park, the new building will bring one of Omaha’s leading law firms to a prominent location within one of the city’s most dynamic mixed-use developments.
Lanoha will lead the development of the new building, working alongside Koley Jessen to create a workplace designed around the firm’s vision, culture, and future growth. Construction is expected to begin in late 2027, with completion anticipated at the beginning of 2030.
DLR will lead the design of the core and shell, bringing national experience in the design and construction of Class A office buildings and law firm-anchored projects. TACK will design the interiors, building on its established relationship with Koley Jessen and extensive experience creating sophisticated workplace environments for law firms.
The state-of-the-art office will feature modern architecture, elevated finishes, and contemporary amenities, with direct access to everything The Row and Heartwood Preserve have to offer. Its location will provide an exceptional setting for Koley Jessen’s team, while the surrounding district will offer convenient access to dining, retail, gathering spaces, trails, green space, and other amenities.
The new Koley Jessen building will sit directly across from the 18-acre Heartwood Park, adding another significant office presence to the district and further advancing The Row’s vision as a place where business, culture, and community come together.
