Lee & Associates of Illinois, along with CBRE, closed the sale of a 510,000-square-foot, 82-acre former corporate campus and ministry facility at 1000 N Randall Road in Elgin, Illinois.
The seller, Harvest Bible Chapel, was represented by Kenneth Franzese, SIOR and John Cassidy, SIOR, Principals of Lee & Associates of Illinois, in collaboration with Tony Gange of CBRE. The self-represented buyer was Acts2Network.
Originally developed as Safety-Kleen’s world headquarters in 1993, the property includes a roughly 350,000-square-foot office building wrapped around a multi-story parking deck, plus a 160,000-square-foot addition developed by Harvest Bible Chapel to accommodate a growing academy, worship center, gym, and multi-purpose ministry space. Over time, the campus evolved into a highly specialized hybrid facility blending office, educational, worship, and recreational uses, with multiple surplus land areas on the 82-acre site. Amenities include a 2,100-seat auditorium, athletic center, production studios, training rooms, cafeteria with full kitchen, visitor café and related support areas. These facilities also benefit from a 950+ car parking garage and 450+ surface parking spaces.
The completed transaction closed at the end of 2025 and included multiple pre-closing lease agreements, allowing the parties to begin operations prior to closing. The terms also included a longer-term leaseback for Harvest Bible Chapel’s academy and portions of its corporate offices, worship center, and support spaces. Prior to closing, Acts2Network and Harvest Chapel began cohabitating the campus, with the academy continuing to occupy a significant portion of the facility while shared spaces such as the worship center and gym continue to serve both organizations.
