Lee & Associates Dallas-Fort Worth completed multiple lease transactions of industrial space at Westpark Distribution Center at 3717 Commerce Place in Bedford, Texas, bringing the project to 100% occupancy.
Chris Hillman and Adam Graham of Lee & Associates Dallas-Fort Worth represented the landlord, MoxieBridge, in the lease transactions. Hillman and Graham also represented MoxieBridge in the acquisition of the two-building industrial project at 3717 Commerce Place and 2001 Reliance Parkway in Bedford in 2025.
Following the acquisition of the previously underperforming project, MoxieBridge executed a value-add strategy focused on capital investment and tenant experience. Improvements included the installation of a new fire suppression system, enhanced landscaping, significant tenant improvements, and high-image make-ready upgrades.
Since the acquisition, Hillman and Graham have expanded an existing tenant into a vacancy, backfilled two additional vacancies, and successfully renewed another lease, all culminating in full occupancy at significantly higher rental rates.
