Lee & Associates has closed a lease transaction for a 51,600-square-foot industrial building located at 1270 Abbott Drive in Elgin, Illinois. Constructed in 1979 and sited on three acres, the property features three loading docks and two drive-in doors. Clear heights range from 18 to 22 feet.
Jay Farnam, senior vice president of Lee & Associates’ Illinois office, represented the tenant, TLC Industries, a contract woodshop for the arcade and gaming industry. Brian Kling and John D’Orazio of Colliers International represented the owner.
“As vacancy rates continue to drop, companies are finding it harder to expand their operations within existing properties,” Farnam said. “However, in this instance we [were] able to locate a property which had been on the market for some time due to its previous tenant’s modifications. These modifications were very attractive to TLC. This property will allow them to consolidate operations while leaving room to expand.”
