Transwestern’s Chicago office has been retained as the exclusive sales agent for Rosemont Corporate Center, a 121,000-square-foot building located at 9501 Technology Blvd. in the Chicago suburb of Rosemont.
One of only two buildings in the O’Hare market to achieve LEED Gold certification, the building is 92.4 percent leased and anchored by Cisco Systems Inc., which occupies 81,825 square feet. Originally built in 2009, Rosemont Corporate Center is the newest Class A office building in the submarket and has a weighted average remaining lease term of approximately 6.1 years.
The asset is located in a strategic, infill location in the largely built-out O’Hare submarket and is expected to trade in excess of $30 million. Located at Rosemont Corporate Center, Cisco’s Chicago Customer Briefing Center serves the company’s entire Midwest customer base. Cisco has heavily invested its own capital in the location.
Rosemont Corporate Center is in close proximity to the O’Hare Airport and adjacent to the newly developed MB Financial Park. The building features a parking deck and a 4 per 1,000 parking ratio.
The seller, Ryan Companies U.S. Inc., is a national builder, developer, designer and real estate manager based in Minneapolis, Minn. Transwestern’s managing directors Gary Nussbaum and Thomas Gorman, along with senior associate David Matheis, are the exclusive agents representing the seller.
