Louisiana Crab Shack is expanding its presence in Chicago, as part of a broader U.S. expansion. The restaurant has completed a 5,900-square-foot lease at Roosevelt Plaza in Lombard, Illinois which is leased and managed by Next Realty, LLC on behalf of its ownership.
Louisiana Crab Shack is a chain of authentic Cajun-Creole Seafood Fusion restaurants that incorporate the seafood recipes of Louisiana and authentic Vietnamese pho. A mid-October opening is anticipated.
Louisiana Crab Shack selected Roosevelt Plaza because of the ability to occupy an outparcel position with excellent ingress and egress to Roosevelt Road, the demographic profile of the market area, and the co-tenancy of the center.
Roosevelt Plaza is a 131,822-square-foot center located at 201-275 Roosevelt Road. The center, owned by an affiliate of Next Realty and redeveloped in 2007, is occupied by Hobby Lobby, X-Sport, Dollar General, Harbor Freight Tools and Fruitful Yield. Starbucks Coffee occupies space at another outparcel on the property. With the completion of this lease, the center has achieved 100 percent occupancy.
Roosevelt Plaza is centrally located on Roosevelt Road, a strong retail corridor that offers excellent visibility and access with prominent pylon signage. It is located down the street from Mariano’s, Jewel-Osco, Bob’s Discount Furniture, Walgreens, Burlington Coat Factory and Joann Fabrics, among others. Roosevelt Plaza is surrounded by dense residential infill neighborhoods with the average household income exceeding $100,000 within a 3-mile radius.
Amy Levin is the Director of Leasing at Next Realty. Ann Trandai, CCIM, CIPS, MSEE, managing director and president, Trandai Realty, represented Louisiana Crab Shack in the transaction.
